ServicesExterior Soft Wash
Soft Washing for Green Island Home Exteriors
Low pressure and a cleaning solution do the heavy lifting on your siding, trim and soffits, so the outside of your house looks bright again with no peeled paint or water pushed behind panels. We give you a realistic date, an arrival window and a call if weather changes the plan.

What a Soft Wash Does for Your Siding
That green film on the north side of the house is usually algae, and the gray speckling under the eaves is often mildew. Both are living growth. Spraying them hard knocks off the top layer but leaves roots behind, and it can drive water into seams, crack old paint and etch soft trim. A soft wash uses a diluted cleaning solution and gentle pressure, close to a garden hose, so the growth is killed and rinsed away instead of just blasted.
It is the right call for vinyl, painted wood, aluminum and fiber cement siding, plus trim, soffits and fascia. Our crew is licensed and insured, and we have been in business 5 years, so you are not handing your home to someone figuring it out on your house.
What Comes With Each Exterior Soft Wash
A check around the house first
We note the siding type, loose panels, peeling paint and the plantings along the foundation. If any part should not get washed, you hear it from us before we start spraying.
Covering plants and fixtures
Shrubs and flower beds get soaked before and after the solution goes on, and we cover outdoor outlets and light fixtures. That way cleaner does not sit on leaves or reach electrical boxes.
Gentle, low-pressure spraying
We apply the solution starting at the bottom to avoid streaks, then let it sit until the algae and mildew break down. Heat and sun change how long that takes, so we watch the walls instead of using a set timer.
Rinsing every wall and all the trim
Each wall is rinsed from top to bottom, along with soffits, fascia and the undersides of window ledges, where dirt likes to gather.
Walking the house with you
After the final rinse, we walk around the outside together and you point out anything that needs one more pass. We handle it on the spot, with no second trip.
Signs Your Home Exterior Is Due for a Soft Wash
Green streaks on shaded walls
Algae grows where the sun does not reach, often on north-facing walls and behind trees. Left alone, it spreads and gets harder to remove.
Black or gray spots under the eaves
Mildew likes the damp, still air under soffits. It can look like dirt but comes right back if it is only wiped.
Siding that looks dull or chalky
Pollen, road film and spring grime build up over a season. A soft wash brings back the original color without scrubbing the finish.
Cobwebs and nests around trim
Corners, light fixtures and window tops collect webs and debris that a hose cannot reach well.
You are getting ready to sell or host
Clean siding is one of the quickest ways to improve curb appeal before listing photos, a graduation party or the holidays.
How the Day Runs
- 1
Your free quote by phone
Tell us about the house, its size and siding, and what you are seeing. We give you a free quote and pick a date together.
- 2
A firm arrival window
The day before, we confirm an arrival window you can plan around. If rain, wind or cold pushes the job, we call you as soon as we know and offer the next workable date.
- 3
Quick prep on your end
Close windows, move patio furniture and grills a few feet from the walls, and make sure we can reach an outdoor spigot. That is all we need.
- 4
Wash, rinse and walk-through
Most homes are finished the same day we arrive. We rinse your plants once more, roll up our hoses and do the final walk-through with you.
What Sets the Price of Your Soft Wash
We price your house as it is, not from a standard rate sheet. You hear what we included and the reason for it, so the number holds when the crew arrives. These are the biggest things that change it.
- How big and tall the house is
- A two-story colonial uses more solution, more hours and more ladder or extension work than a one-story ranch.
- Amount of growth on the walls
- A thin pollen layer rinses away fast. Algae that has built up for years calls for a stronger mix and more time to sit.
- Type and shape of your siding
- Older painted wood with loose or peeling areas has to be washed more gently and slowly than solid vinyl.
- Getting around the house
- Steep yards, decks, fences near the walls and thick plantings all take extra setup time.
Common Soft Wash Questions
Something not covered here? (518) 749-3307
Is the solution safe for my lawn and plants?
We soak your plants with clean water first so they take that in, and rinse them again once the wash is done. The solution is mixed down for siding, never used full strength. If there is a bed you worry about, let us know and we will cover it.
Does someone need to be home?
Not the whole time. We ask that windows are shut, belongings are moved off the walls and we can get to water. Plenty of customers are there when we pull in and for the final walk-through, but that is your call.
Which months can you soft wash?
From spring into fall, as long as it stays above freezing. Rinse water has to drain off instead of freezing, so we wrap up when nights turn too cold. Spring and early fall book up fastest, so picking a date early helps.
What if it rains on my scheduled day?
Light drizzle usually does not stop us, but a downpour or strong wind does. We phone you as early as possible, before you spend time waiting, and offer the next available date.
How long will my siding stay clean?
Since the growth is killed and not only loosened, siding tends to stay clean much longer than it does after a plain rinse. Shady walls and houses under lots of trees may need another wash sooner than sunny ones.
